Buyers and investors alike, regardless of their backgrounds are more often than not concerned at the mere mention of the word. When MOLD is found in a property a buyer is considering it is a big red flag. But should it be? Novice investors may be completely turned off to the property and quickly move to another, even though the next property may be in a less desirable location or be at a higher price. Buying properties which have issues should not be an emotional process – quite the contrary.
If the property inspection report indicates that Mold is present in the properties buyers are considering understandably there will be uncertainty as to what it will mean to successfully and safely renovate the property. As seasoned investors and renovators we hear both sides of the story. Mold Inspectors, tell us that all houses have some mold in them, that penicillin is a mold and that there are hundreds of thousands of molds. They may refer the buyer to a website to educate them. Often times they don’t show concern at all, because they understand the process and the procedure to remedy the situation and can remove themselves from fear.
Clients who are drawn to a property based on it’s great price and prime location are ready to renovate. They accept the need for a new kitchen or bathroom, carpets and paint those repairs come with the territory. Cosmetic fixes are expected, are reflected in the price of the property and can be handled easier than the uncertainties and fear related to the idea of “toxins” in the property they may live in with their families.
