Now that you have bought a Foreclosure property in San Jose, what next?

Doug and I were just asked to address a small group of 7-10 Santa Clara County Realtor’s this past week. It seems they are trying to prepare for the demands of the housing market in 2009 and 2010 and they feel we have something to offer. At first we were surprised at the invitation. For one thing, we don’t often think of ourselves as ‘experts’, even in the loosest sense of the word, but more importantly these are the people who have their hands on the pulse point of the housing industry what could we possibly know that they do not know. Then when the Realtor who invited us elaborated on what he wanted from us the light went on and we understood what we could contribute. You see that the market at the moment is primarily those buying Foreclosure properties. Anyone selling who is not in foreclosure is competing with these properties in terms of cost per square foot, after rehab value, etc., He knew and we know that understanding the intricacies of the market is the key to prospering in it.

What is moving in the real estate “market” today is what we have expertise in and are working on and whether you call them REO’s, Bank owned Properties, Foreclosures, we are experts in turning challenged neglected properties into valuable real estate. As former “Flippers”, we ran counter to popular wisdom and actually repaired the project houses as if we were going to live in them. BFS distinguished itself with buyers and Realtors alike and we gained a reputation as honest people who did amazing work. Our weekends and evenings are taken up by finding the best quality materials at affordable prices, by handling the whole project from start to finish. This included locating challenged properties negotiating the purchase, buying, renovating and selling our own properties. How to get a quality renovation for less on a budget, to develop priorities, stick to them and complete projects on budget, is what we do.

Being great believers in reciprocity, networking, and sharing information, we consented to make the presentation. One benefit is that we will finally be pushed into completing a long over due Priority Item on our own “Buy-Fix-Sell Properties TO DO LIST” and that is to finish our FAQ on the company.

After being asked the same questions over and over again by realtors and new clients, we decided to formalize the information by developing a quick, informative Power Point presentation. It seems that every time we begin working on the presentation, we meet another new homeowner and soon start another renovation. Unfortunately the time gets eaten up, and motivation and enthusiasm are put on hold. Inevitably we find ourselves writing the same emails and sending information with the same content to our potential client. Without too much variation the questions our clients ask are very similar. They are the basic 5 W’s that any good investigator would ask.

Who is BFS? They want to know the qualifications, background expertise and resume of the principals and associates

What are the ways we differ from a contractor?

When do we get involved in the renovation process and when are we finished?

Where are the clients involved in the renovation process?

Why do we claim that clients often save the better part of our commission by working with us?

AND LAST BUT NOT LEAST

How does BFS turn a novice property owner into someone who is empowered and able to conduct their next renovation or repair project on their own? Almost wihitout exception novices pay to much for what they do not need, are not on their priority list and can't handle change orders and end up having cost overruns which break the bank and are emotionally draining.

We will be writing more as we hammer out the presentation content and soon you will be able to access the presentation on our website.
